How much does a bespoke garden room cost?

A ballpark budget figure for one of our bespoke rooms is £1500+VAT per square metre – so a 4m x 3m (12m2) room would be around £22k including VAT, depending on door / window / cladding choices and so on. See What’s Included as standard.

Each room is completely bespoke – so, if you have a fixed budget to work to, then we can usually tweak the specification to fit – once we have a clear idea of how you want to use the room, your preferences for materials, and physical factors such as the distance between the room and your house electrics.

Whilst we can give you a ballpark cost without seeing your garden, we need to do a Garden Survey to give you a firm quote. This takes about 45 minutes, and we can generally get a quote to you a couple of days later. We’ll also walk you through the key decisions to be made, show you examples of materials, and advise on any general issues such as room position, natural light, heating and cooling, maintenance, and so on.

What is the payment Schedule?

A typical payment schedule for a 4-week build looks like this:

  • Booking Deposit - 25% (of estimated total). This is due on acceptance of proposal, and enables us to book the work in and begin ordering materials.

    Build Phase

  • End of Week 1 - 25%

  • End of Week 2 - 25%

  • End of Week 3 - 20%

  • On completion and handover of keys - 5% balance, adjusted for any extras

Can I pay by Credit Card?

Yes - but we will need to pass on the credit card fees that are charged to us, which adds the overall cost. We can take a small credit card payment of up to £250 without any fees – and doing this gives you some extra financial protections via your credit card company.

Can I pay in Cash?

Anti-money laundering laws in the UK restrict us from taking large cash payments. In any case, there would be no cost saving, as we are proud to do business “by-the-book”. That means:

  • Our staff are well-paid, trained and committed full-time employees

  • Our subcontractors are all legitimate businesses that can be relied upon to fulfil warranties

  • We are fully insured to work safely around your garden and home

  • We pay all our taxes, including VAT!

  • Should there ever be a dispute, you have a full set of consumer rights
